This large studio of 31 m2 needed to serve two purposes:

• Its new owner wanted to live in it for a year or so

• After which he wanted to rent it out

So whilst it needed to be refurbished and turned into a home, costs also needed to be considered to achieve a high rental yield.

To meet the budget and stay in line with the long term purpose of the property which was to remain a rental investment, we kept the layout as it was and focused on:

• Redoing the whole aesthetics of the studio with new flooring and finishes

• Making the space highly functional

• Creating different zones for the different functions, with the space feeling bigger

• Fitting a new kitchen and a new bathroom
