Case Study: New Build Bedroom In London

I started the first part of this case study with the open plan living area of this London new build, and so today we will be looking at the bedroom.

The background story

As detailed in the first part, this property is a new build one bed flat of 45 m2, in South West London.

The owner, a female professional in her thirties, wanted to optimise the bedroom layout with enough storage whilst keeping it welcoming and airy, as well as addressing the problem of the privacy and heat of the south facing windows, overlooking the main road and generating considerable heat in the summer months.

As the unit was in fact the show flat, you can see below the photo of the bedroom as advertised by the estate agent.
Aside from the choice of bedding, the window treatment was some simple voiles, there was no wardrobe and only a chest of drawers tucked into a corner, I don’t even know what the fabric looking like a towel does on the top of the mirror! This is clearly not reflecting how a bedroom is used and functions - the potential buyers definitely needed to see the potential beyond how this room was dressed!

The process

The initial brief was further refined with the client sharing what she wanted to have in and how she intended to use the bedroom.

At the concept stage, the general layout was issued. .

Once agreed with the client, the design was developed and technical drawings along with artistic visuals were provided.

The result

The original beige carpet was removed and replaced by LVT, matching the rest of the property, and black out curtains were installed.
To address the storage issue, an ottoman bed was specified and a built-in wardrobe with beautiful knurled handles in a brass finish was installed, as well as two chest of drawers making the base of a vanity unit.

The space is beautiful and functional, inviting, it feels bright and airy, has loads of storage and yet a fluid circulation - that’s what I call an optimised layout!
